Navigating a home inspection doesn’t have to feel intimidating—even though it can sound like a big deal. Think of it as a fact-finding mission, not a pass/fail exam. Here’s how to move through it smoothly and smartly

Before the inspection: set yourself up right

  • Hire your own inspector (not the seller’s). Look for someone licensed, experienced, and well-reviewed.

  • Know what it is (and isn’t): inspectors look for visible issues—structure, roof, HVAC, plumbing, electrical, foundation. They don’t open walls or predict the future.

  • Plan to attend if you can. Being there lets you see issues firsthand and ask real-time questions.

During the inspection: how to think like a pro

  • Don’t panic over the list. Almost every house—new or old—has issues.

  • Listen for patterns, not just problems. One loose outlet? Minor. Signs of widespread electrical issues? Bigger deal.

  • Ask “How serious?” and “How soon?”

Your report may be 30–70 pages long. That’s normal. Focus on:

What you can negotiate

  • Repairs by the seller

  • A repair credit or price reduction

  • Having a specialist evaluate a concern further

You usually don’t negotiate over:

  • Minor code updates in older homes

  • Normal wear and tear
